To register and search for any available properties, you must be placed on the Housing Register of your local authority. This applies to all applicants, including Rosewood Housing current tenants or those of another Registered Provider who want to transfer to another property.
If you need a home for Social Rent or Affordable Rent, please apply to your local council’s housing waiting list. You can find your local council through this government website.
We advertise homes which are available for rent through the relevant local authority. Affordable rented homes in Hertfordshire and Buckinghamshire, where Rosewood homes are located, are advertised via the relevant choice based letting system: Herts Choice Homes and Bucks Home Choice. They may also be listed in leaflets and newsletters in housing offices, libraries and community centres.
To register and search for any available properties you must be placed on the Housing Register of your local authority.
The rent for each property is stated on the rental listing.
We set all of our affordable rents in accordance with regulatory and planning requirements. In addition, we safeguard affordability for residents by capping affordable rent levels at the lower of either 80% of the market rent or the Local Housing Allowance Rate.
Rent is payable monthly.
It is important that you contact us as early as possible so we can discuss your options and work with you to find a solution.
Once you’ve registered on your local council’s housing list, you’ll be sent a welcome letter explaining how to use the scheme, what housing needs band you have been placed in, and a unique reference number in order to ‘bid’ for a property.
The person with the most priority on the housing register usually gets first refusal on a property they have bid for. This assessment process is administered by the local authority directly. If they turn it down, it will be offered to the next highest bidder and so on. Several applicants may be invited to view a property at the same time.
Rosewood Housing will work with the council to undertake affordability checks on nominated tenants. This is to ensure rental costs for the property are affordable to the applicant and would not put the applicant at risk of arrears.
The council usually checks your application information is still correct before formally offering you the tenancy.

The management agent works on behalf of Rosewood Housing to manage repairs, maintenance and rent collection.
Your tenancy agreement is with Rosewood Housing and will be for an initial period of 12 months. This will then transfer to a five-year fixed-term tenancy agreement. Your agreement will be a digital tenancy agreement, which means it will be an online agreement.
No, you won’t need to pay a deposit as all our tenancies are non-deposit agreements. As part of your tenancy agreement however we do ask for rent four weeks in advance. If you’re unable to pay this, we will work with you to develop a payment plan to pay this during the first year of your tenancy.
